Planning Permission Projects
If you are looking to build beyond the limits of Permitted Development, or you are connecting up with a previous extension, then you will require Planning Permission first. This means the Council can ask your neighbours about the scheme and the Planning Officer makes a Decision. We will submit the planning application and liaise with the Council on your behalf as your Planning Agent, you just need to settle the Council’s Application fee.
This service offers you a rear extension design that requires planning permission. It offers greater flexibility than Permitted Development projects and they can be connected up with previous extensions. Subject to other planning legislation.
Our process
Survey & Existing Drawings
We will survey your property and discuss your extension design. For added peace of mind, we ensure the Surveyor you meet at your home will continue with your project from start to finish.
We will always be clear and upfront with you, and we do require you to agree to proceeding with the service before we can come out and visit your property. We require the Instruction to Proceed Form to be signed on the day but we will only ask for the full service fee once the existing drawings (how the house looks before design works) have been sent to you. This ensures you can see the quality of our work before paying the full service fee.
Design Drawings
Once the full service fee is settled, we will design the first draft drawings ready for your review. We will base the first draft on any ideas you had at the survey visit, and combine them with our experience to create a design that meets your needs.
The design will continue to be developed until you are happy for it to be finalised (subject to terms and conditions), giving you the choice to consider all options and ensuring the design is perfect for you.
Our designs can include brick, render, timber cladding, tiled pitched roofs, flat roofs, bi-fold doors, roof lanterns and skylights.
Planning Submission
When the planning design drawings are finalised, a submission to the Council is required. We will submit this for you and the Council will decide whether to approve it, request changes or refuse it.
We do not charge for submitting it, but the Council will charge an application fee. For ease, we can provide you with a website link so you can pay this directly to the Council.
We will liaise with the Council and if any changes are required then we will come back to you and attempt to resolve the issues if you desire.
Building Regulations
Once you hopefully receive planning permission or a Lawful development certificate, then we can offer to upgrade your drawings so they are suitable for Building Regulations approval, with our associates. These drawings go into more technical detail to allow your Council’s Building Control to approve the details, ready for a competent builder to work from. Council fees are not included.
If your project requires Structural Calculations, you can obtain a quote from a Structural Engineer that we regularly use, and once you settle his fee they will receive the Structural Calculations, ready to be submitted alongside the Building Regulations application.
